Application Fee: $75 per applicant, non-refundable.
Reservation Fee: $200, applied to the first month's rent and refundable if canceled within 72 hours or if the application is denied.
Security Deposit: We utilize The Guarantors, a surety bond, in place of a cash security deposit. The amount of the surety bond is based on application approval level and generally ranges between $100-$300.
Administrative Fee: $200
Amenity Fee: $150 due at move-in, and $100 at lease renewal.
Lockout Fee: $100 if a resident is locked out after office hours and requires emergency maintenance assistance. No fee during business hours.
Pet Fee: One-time non-refundable fee of $350, with $50 per month for one pet or $75 per month for two pets.
Parking: $167 per month at the First Avenue Garage or $250 per month for the internal garage (currently fully leased).
Utilities: Residents are responsible for all utilities, including a flat $10 monthly fee for trash, and variable costs for water, sewer, gas, electricity, and Wi-Fi.
